PESHAWAR: The Khyber Pakhtunkhwa Building Control Authority has officially notified a revised fee structure for the approval and regularization of building plans and land use across the province.
According to the new notification, the authority has set the building plan approval or regularization fee for residential buildings at Rs10 per square foot. For commercial buildings, the authority has fixed the fee at Rs20 per square foot. Officials confirmed that these new rates supersede all previous notifications, which now stand cancelled.

Revised Land Use Charges
The notification further details specific charges for land use. The authority has set the residential land use fee at Rs2,000 and the commercial land use fee at Rs10,000. Meanwhile, developers of housing schemes must pay a land use fee of Rs100,000.
The administration has made it mandatory to deposit all fees according to the prescribed procedure. The notification explicitly states that the authority will not provide any services until the applicant clears the full payment. These regulations come into force immediately.

Excise Department to Tax Residential Houses Used as Offices
In a separate move to boost provincial revenue, the Khyber Pakhtunkhwa Excise Department has decided to impose commercial taxes on residential houses rented out for office use.
The Finance Department has already begun collecting data on such units located within residential areas of Peshawar. This initiative aims to bridge the revenue gap by ensuring that residential properties utilized for commercial purposes contribute to the provincial exchequer at commercial rates.
